Press release Tenant Survey 2016: Eight in ten tenants would recommend their landlord to others - Good service, individual living concepts and supplementary services are becoming more and more important Hamburg (19 July 2016) - German tenants are happy with their landlords: 78 percent would even recommend them to others. More than two in three respondents say their landlords are friendly, easy to reach, and reliable. Only 14 percent give their landlord a poor score. The findings are from a population-representative survey by TAG Immobilien AG together with the Technical University of Darmstadt, which surveyed 2,000 tenants in Germany. "Property companies are steadily improving their quality of service; they see themselves as a professional service provider to their customers," says Prof. Dirk Schiereck of the TU Darmstadt. "This is especially true in regions outside of metropolitan areas, where housing companies have been very service-oriented for years, and have reduced vacancy in this manner. Tenants appreciate these service efforts, as the study shows." However, good service is not everything. "It's also important to address the individual needs of tenants in a given neighbourhood and win them over with attractive residential concepts," says Claudia Hoyer, the TAG Management Board member responsible for property management. For example, prefabricated buildings from the past are nearly unrecognisable today. Having originally been designed for low per-capita living space with minimalist indoor features, is precisely what makes this form of construction adaptable to a variety of layout solutions for different requirements. In Chemnitz, for example, unpopular 60 sqm 3-bedroom flats were merged to create 120 sqm 5- and 6-bedroom flats, which are very much in demand. In Wittenberg and Cottbus, flats with open kitchens, utility rooms and more spacious bathrooms were created. Furnished accommodation is also increasingly in demand and is now offered by TAG Immobilien in many places. "We use creative concepts to offer our tenants made-to-measure living concepts that also boost the regional market," says Hoyer. "However, it is also increasingly important to fulfil tenants' wishes beyond pure residential design." For example, caretaker services that offer evening appointments for repairs, mail and parcel acceptance for tenants, and cleaning services for the apartments are popular - six in ten tenants rated such offers by the landlord as desirable. Meanwhile, requirements vary greatly: while in urban areas services that provide security, such as a security guard or porter, are more and more in demand, tenants in more rural regions appreciate communal areas.
